Our client is looking for an experienced Sales Manager to oversee housing developments across the East Midlands region. This is a key leadership role, focused on driving sales performance, ensuring a consistent customer journey, and maximising results across all sites.

You will lead and inspire on-site sales teams to deliver against commercial objectives while maintaining the highest standards of presentation, professionalism, and service. The role involves a balance of strategic planning, performance management, and hands-on involvement in day-to-day sales activity.

Key Aspects of the Role

  • Lead, coach, and develop sales teams across multiple developments to consistently meet and exceed performance targets and customer satisfaction goals.
  • Oversee pricing and negotiation to maximise revenue opportunities while maintaining control of incentives and margins.
  • Track the progress of reservations, exchanges, and completions, identifying risks early and ensuring alignment with monthly forecasts and divisional targets.
  • Analyse local market trends and competitor activity to inform strategy, pricing, and marketing decisions.
  • Ensure marketing suites and show homes reflect the brand’s quality standards and are compliant with health, safety, and operational requirements.
  • Contribute to planning plot releases and stock management in collaboration with other departments to optimise availability and sales momentum.
  • Attend regular management and site meetings, providing clear updates and data-driven insights to support decision-making.
  • Foster strong customer relationships by promoting transparent communication, ethical sales practices, and a high-quality buying experience.
  • Maintain full compliance with company procedures, policies, and health and safety standards across all sites.
  • Champion continuous improvement, driving performance through accountability, teamwork, and a shared commitment to excellent results.
