Wyatt Homes Secures Landmark Cornwall Expansion with Nansledan Appointment

Regional developer Wyatt Homes has secured its first scheme in Cornwall after being appointed by the Duchy of Cornwall to deliver a new parcel of homes at Nansledan, the high-profile urban extension on the edge of Newquay.

The contract marks a key operational milestone for the Poole-headquartered business in its 35th year, expanding its footprint beyond its traditional build territory of Dorset, Somerset and Hampshire.

Strategic Growth in Newquay

Wyatt Homes will take on a 4.2-acre plot within the broader 218-hectare masterplan. Designed around human-scale urbanism, walkable neighbourhoods and traditional architecture, Nansledan is set to deliver roughly 4,000 homes alongside retail, office and community space by 2045.

To date, close to 900 properties have been completed on site.

  • Site scale: 4.2 acres

  • Affordable housing allocation: 30%

  • Broader masterplan: ~4,000 homes by 2045

  • Funding partners: HSBC UK and the National Housing Bank (Homes England)

Craftsmanship & Fabric Performance

The upcoming scheme will mirror Nansledan’s strict design code, focusing on low-carbon construction, high energy efficiency and traditional detailing. Wyatt Homes plans to draw on its sister company, S&S Joinery, to manufacture bespoke timber features across the build.

Wyatt is honoured to be contributing to the growth of Nansledan. Newquay is a new area for Wyatt Homes, and in our 35th year it marks an important step in our growth. At Wyatt Homes, we build homes with real character that are architecturally distinctive and finished with high‑specification interiors. Every detail matters to us, which is why we collaborate with specialist firms like our sister company, S&S Joinery.

The project is backed by financial support from HSBC UK and the National Housing Bank, the structured real estate arm of Homes England.

Nicole Petrie, Director of Development at Nansledan for the Duchy of Cornwall, noted that Wyatt Homes’ focus on build quality and long-term sustainability made them a strong fit for the next phase of delivery.

Groundwork and construction on the 4.2-acre parcel are expected to start later this year.

Regional Housing Targets & Talent Demand

The expansion into Newquay highlights a broader push across the South West, where housebuilding targets have surged to over 4,000 new homes annually in Cornwall alone to address regional demand and affordability.

As regional PLC and SME developers expand across Devon, Cornwall and Somerset, securing experienced operational, technical and land talent remains vital to keeping delivery pipelines moving.
