Gray Matters: May Edition
May has been a landmark month at Thomas Gray. From celebrating strategic leadership changes to supporting vital charitable causes and tracking the ongoing developments and shifts across the wider built environment landscape.
Here is a look back at the key moments and industry updates from the past month.
Team Updates
👥 A New Era of Leadership at Thomas Gray
Following our announcement earlier this month, our executive team has recently entered a new chapter. On the back of a period of exceptional growth, Ian Gray has stepped into the role of Chief Executive, while Matt Revett has been promoted to Managing Director.
Both promotions represent significant milestones for the firm and in Matt’s 12-year tenure, we look forward to an exciting future!
💛 Supporting Charitable Causes
Supporting charitable causes remains an important part of our business culture. This month, members of the team participated in two key fundraising events:
Esquire Developments Padel Day: A few of our consultants joined Esquire Developments on the padel courts to raise funds for Demelza. The charity provides critical clinical care and emotional support for children with serious or terminal conditions and their families.
John King Brain Tumour Foundation Golf Day: We also joined the golf day in aid of JKBTF, supporting their vital work in funding high-end equipment and hospital gardens for patients undergoing neurosurgery.
Industry Insights
UKREiiF 2026 Recap
- Planning Risk: Local election results have left multiple councils in limbo, increasing planning stagnation and green belt development hurdles.
- 1.5 Million Homes Target: The government announced a small sites aggregator programme to aid SMEs and a standard house design pattern book by year-end to accelerate delivery.
- Affordable Housing: High demand has oversubscribed early funding allocations, with Homes England asking providers to push grant payments later into the programme.
- Building Safety Act: While Gateway 2 backlogs have reduced, the regulator reinforced that front-loaded design remains essential to avoid costly construction delays.5258.
🏘️ Housebuilding and Housing Market Update
The UK housing market continues to show a steady level of activity despite a complex macroeconomic environment. Key headlines from the month include:
- Market Balance: Data from Zoopla and Rightmove points to a steady volume of new listings and positive momentum in sales agreed compared to last year. However, buyer demand remains price-sensitive, meaning realistic pricing is essential to completing transactions.
- First-Time Buyer Pressures: In recent commentary, Barratt Redrow Chief Executive David Thomas noted that first-time buyers face a highly restrictive lending environment due to affordability testing and student debt. Despite a slight dip in overall enquiries, active first-time buyers are still prioritising space, with many continuing to target three-bedroom houses.
- Regional Variations: While national house price inflation remains modest, regional performance varies. Northern regions and Scotland continue to see steady price growth, whereas London and the South East remain largely flat, underlining the importance of localised land and development strategies.
