Our client is a well-funded SME residential developer delivering premium homes across the Midlands. With a land bank of over 10,000 plots and the support of an experienced and ambitious Board, the business is positioned for strong future growth. This is an exciting opportunity for a commercially focused individual to join an expanding organisation where strategic thinking and hands-on leadership are highly valued.

We are seeking a commercially driven, analytical and data-led Commercial Director to lead the commercial function. Reporting into the senior leadership team, you will play a pivotal role in reviewing the commercial elements of land acquisition, overseeing build-related expenditure, and ensuring commercial performance aligns with regional business objectives and budgets.

Key Responsibilities

  • Lead and manage the commercial department to ensure strong cost control, maximised revenue, and effective contribution to company profitability.
  • Develop and implement initiatives to control development and build-related expenditure in line with annual and long-term business plans.
  • Produce commercial documentation and reports for integration into land appraisals.
  • Ensure build costs are accurately maintained, benchmarked, and correctly appraised.
  • Assess alternative methods of construction and promote collaborative working across functions.
  • Maintain effective communication with internal and external stakeholders to support delivery of regional business plans.
  • Prepare and manage cash-flow forecasts for new sites, ensuring costs remain accurate relative to progress on site.

Ideal Candidate

  • Able to perform under pressure and consistently meet deadlines within a fast-paced environment.
  • Strong communication and negotiation skills.
  • Experience within an SME or PLC housebuilder delivering low-rise, traditional housing.
  • Exposure to partnership schemes and agreements.
  • Highly analytical with a solutions-focused, hands-on approach.
  • A self-starter with ambition, drive, and industry connections (agents / consultants).
  • RICS qualification desirable.
