Newham neighbourhoods revived plans

Ballymore first submitted its plans for the 1,600 home scheme back in September of 2021, but has been stalled since December after a warning from the Greater London Authority that it was not compliant with the London plan.

The lead architect on the riverside redevelopment, Howells, has gone back to the drawing board to add in additional affordable homes, reduce care parking spaces and get ahead of the new technical standards coming into place in 2026.

What are the new changes?

Expected to be resubmitted in June, Ballymore have increased the total number of units to 1,638 including a larger ‘buffer’ building bordering the Tate & Lyle sugar refinery on the eastern edge of the site.

A further 46,000 sq m of development includes, light industrial spaces, public area with parking and the remaining square footage for a primary school, has not been affected by the revisions.

The changes made aim to align with the London mayor’s target for walking, cycling and public transport to take up 90% of travel within central London boroughs, and by adding a second staircase in residential buildings over 18m will provide safe and secure residential homes.
